Linc appoints contractor for new development on Mountain Road, Caerphilly

Linc Cymru (Linc), a housing association and care provider, has appointed JG Hale Construction Ltd as contractor for the development of 45 apartments on Mountain Road, Caerphilly. Construction work is expected to begin later this month.

The development will consist of one detached block of six apartments, which will provide supported housing accommodation, and a second block of 39 apartments will provide both general needs homes and apartments for people with learning difficulties.

The new homes will be located on the site of a former police station, which was demolished in 2016 when it was owned by a private landowner.

The site has good access to amenities and is just a short walk from the town centre and the train station.

Linc’s Development Manager, Richard Hallett, said: “We are delighted to have appointed JG Hale Construction Ltd as the contractor to build our new development on Mountain Road, to provide much-needed, affordable homes in Caerphilly.

“The housing crisis in Wales means there is a significant need for affordable, high-quality homes. The new homes on Mountain Road will help meet the housing need identified by Caerphilly Council’s Housing Strategy team and their Supporting People Team, as well as the Gwent Regional Partnership Board.”

Cllr Shayne Cook, Cabinet Member for Housing at Caerphilly County Borough Council, added“Delivering high quality affordable housing is a key commitment for the Council. We’re pleased to work in partnership with Linc to help deliver developments like this which not only help meet local housing need, but also align with our ambitions to reduce carbon emissions in the county borough.”

The energy efficient development will be super insulated and consume low levels of energy, with solar panels on the roof generating daytime electricity. Being predominantly a timber framed build, the panels will be made at a factory in Neath, where insulation and windows will be added. These will then be delivered to the site semi-assembled, therefore reducing disruption to the local community, causing less noise and pollution.

The site has been designed with residents’ wellbeing in mind and includes enhanced greenery and a pond with seating area in the main front garden. Additional trees will be planted throughout the development, which has benefitted from the Welsh Government’s Transforming Towns Green Infrastructure and Biodiversity grant.

As a responsible business, Linc Cymru will continue to work with local residents and the community throughout construction. Training and job opportunities will be available for local people once building work has started.

Linc has also developed the adjoining site, which was once Caerphilly Magistrates Court, and now contains 38 apartments for over 55s and four family homes for affordable rent. It will continue to work with Caerphilly Borough Council to play its part in ensuring the housing need in Caerphilly is met.

The Mountain Road development has received funding from Welsh Government through the Social Housing Grant, Housing with Care Fund, and Transforming Towns Programme.
